Clearing the home of someone you've lost is not an ordinary job, and we don't treat it as one. There's no hurry from our side. We handle bereavement and probate house clearances across Surrey, London and the Home Counties, and from the first message to the last box, we take our lead from you. Start with whichever room you choose, go at whatever pace feels right, and stop whenever you need to.
Who it's for
Families clearing a parent's or relative's home, sometimes from the other side of the country. Executors and solicitors managing an estate through probate. Anyone who needs a house emptied respectfully before it's sold or let. If you're not sure what the process should look like, that's fine. What we can't take
A few things need a specialist rather than a clearance team.
- Asbestos, in any form
- Gas bottles and pressurised cylinders
- Paint, oils and chemicals
- Anything that needs a specialist licence to handle
If any of these turn up, we'll set them safely to one side and point you to the right people. It's common in older homes and nothing to worry about.

We give you a price
Most clearances are priced from photos. If you'd prefer, we'll come round for a quiet look first, then send a written quote. There's no pressure to decide anything.
We clear at your pace
We agree what stays, what's set aside for the family and what goes. On bigger clearances a deposit holds the date. If something looks like it matters, we stop and ask.
You check it over
We leave the place swept, or cleaned if you've asked for that. Pay by card, bank transfer or cash. If anything's not right, tell us within 24 hours and we'll put it right.
What it costs
Every home is different, so we price from your photos or a quiet visit, whichever you'd prefer. Smaller clearances start from £120; a full house depends on how much is there. The price we give you is the price you pay: we're not VAT registered, so nothing gets added on. If you'd like the house cleaned after the clearance so it's ready to sell or let, ask and we'll price the two together.
Questions families ask us
How soon do we need to decide anything?
There's no clock on this. Some families call us within days, others months later. Nothing is booked until you say so, and a quote from us doesn't commit you to anything.
Can you wait until probate is sorted?
Yes. Plenty of families get in touch early, take a price, then book the clearance once probate is granted. We're happy to work to the solicitor's timings, however long that takes.
What happens to photos, letters and paperwork?
We treat them as things to keep, not things to clear. Photos, letters and anything personal-looking are set aside for the family. Paperwork and keys are handled exactly as you instruct.
Can family take things first?
Of course, and most do. Take whatever you'd like to keep in your own time, and we'll clear what's left. If it's easier, give us a list and we'll set those things aside on the day.
Do we need to be there?
No. Some families want to be there, others would rather not be, and both are fine. We can collect keys from a solicitor, an agent or a neighbour, and we'll send you photos when we're done.
Can you clean the house afterwards?
Yes. We can follow the clearance with a full clean, so the house is ready to sell or let. It's one booking and one point of contact for both.
