Every from-price we have, in one place. The final price follows your photos or a visit, and it's the full price: we're not VAT registered, so nothing gets added on.

A from-price is the starting point for the smallest version of the job, not a teaser. Send photos and you'll get the real number before anyone turns up.
What moves a price
Cleaning
- Property size: cleaning is a fixed price by the number of bedrooms, not by the hour.
- Condition: a home that's been well kept costs less to deep clean than one that hasn't been touched in a year.
- Add-ons: oven, inside the fridge, inside windows, carpets, ironing.
Clearances
- How much there is: think in loads. A few items, a car boot, half a van load, a full van load.
- Access: stairs with no lift, a long carry to the door, or tight parking all add time.
- Heavy or awkward items: pianos, wardrobes that won't come apart, soil and rubble by arrangement.
Pressure washing
- The area: a small patio and a three-car driveway are different mornings.
- The state of it: thick moss takes longer than surface grime.
- Re-sanding block paving afterwards, if you want it.
How paying works
- Most jobs are priced from photos. Big jobs get a visit first, then a written quote.
- On bigger cleans and clearances a deposit holds the date. The rest is due when the job's done and you've checked it over.
- Pay by card machine, bank transfer or cash.
- No VAT. The price we give you is the price you pay.
