This is detached-house country. Banstead has kept its village-feel high street, and the roads off it are lined with detached houses and bungalows on generous plots, with the quieter avenues of Nork just beyond. Plenty of these homes have had the same owners for thirty or forty years, which is why downsizing clearances and bereavement clearances are exactly what this area asks for: a whole house to sort, some of it kept, some of it cleared, and a clean at the end so it's ready to sell. Tadworth and Walton-on-the-Hill have proper village centres of their own, and Kingswood is known for large detached houses with big gardens, where a garden clearance can be a serious day's work. Epsom Downs is on the doorstep, and the houses around it follow the same pattern: drives, garages and gardens that have had years to fill up.

The practical bits

Access here is kinder than most places we work. Most houses have a drive, often a generous one, so a clearance vehicle can usually stop right by the door and a pressure washing team has somewhere to set up and a tap nearby. Block paving is everywhere in SM7, and it greens up beautifully under the trees, ready for a pressure wash every spring. The exceptions are the lanes around Walton-on-the-Hill, Kingswood and Lower Kingswood, which narrow in places, and parking near Banstead High Street takes a bit more thought at busy times.
